Pick Your Market - Drive Til You Qualify

Find A Deal

  • Five Return metrics to analyze
    • Cap rate – Ratio between annual rental income and present market value
    • Cash on cash return – calculates the cash income earned on the cash invested
    • Net present value – Measures the value of future cash flows today.
    • Internal rate of return – Metric used to measure the profitability of an investment taking into account the time value of money.
    • Equity multiple – How much money can be made on the initial investment

Inspect The Asset

  • Identify updates and/or rehab costs
  • Work costs into the numbers

Submit And Negotiate An Offer

  • Prepare for a best, better or worst case scenario
  • Remember to trust your metrics, stick to your plan and know when to walk away.

Close The Deal

  • Set up insurance
  • Prepare for renovations (if necessary)

Find Tenants

  • One of your most important assets are the tenants.
  • Verify employment, check credit, references etc.

Manage Your Rental

  • Can hire a property management company or self-manage.
