You’ve made the decision. You’re ready to buy. Now what?
It’s no secret, buying a home can be a bit overwhelming. I have broken down the process into 6 easy tips to help prepare you:
The Wishlist
- Consider the features that are most important to you.
- Break down your list into “Must haves” “Nice to Haves” and “Absolutely nots.”
- Be specific and consider your current and future needs.
The Pre-approval
- Meet with your mortgage agent or trusted professional to understand how much home you can afford.
- Obtaining a pre-approval will ensure you are focusing your time and efforts looking at homes within reach and will lock in an interest rate for 3 to 4 months.
- Ensure you have money set aside for your down payment and closing costs.
- Remember you don’t live in the purchase price; you live in the monthly payment.
The Home Search
- Remember your wish list? Here’s when it will come in handy.
- As your agent, I will start sending you listings that will match your criteria and fit within your budget.
- When viewing homes, it is important to view them in the daylight and with two sets of eyes. (Bring your partner, parent or friend)
- Don’t be afraid to ask questions. Take pictures/videos to reference later.
The Offer
- You’ve found the home, now it’s time to prepare an offer to purchase.
- An offer can be broken down into four items:
- Purchase Price
- Deposit
- Closing date
- Terms & Conditions
- As your agent, I would advise you what a reasonable offer is based on comparables, present market conditions, and your current and future goals.
- Your offer can either be “firm” (no conditions) or Conditional on things like final mortgage approval, home inspection, appraisal etc.
- When negotiating, it is important to stay true to your wants and needs and know when to walk away.
The Conditions
- You will now need to bring in a few experts to help get you to the finish line.
- Home Inspector – to conduct a deeper review of the property and suggest items that need immediate or future attention.
- Mortgage agent – To provide you with a final approval based on the price, deposit and terms in your offer.
- Insurance agent– To provide you with insurance costs to protect your investment. (Mandatory when getting a mortgage)
- Lawyer – to review the purchase agreement, do a property title search, check that your home complies with current building and zoning codes, ensure utilities and property taxes are paid up, review the mortgage agreement, and get all the paperwork ready for closing.
- As your agent, I will be able to provide you with a list of trusted professionals I have used and recommended over the years.
The Journey To Closing Day
- You’ve firmed up the deal, now it’s time to get your ducks in a row as you approach closing day.
- Make a moving checklist and take your time working through it.
- You’ll want to make sure you have set up accounts with all the utility and service providers (Electricity, Gas, Water, Cable/Internet)
- Schedule a moving company for the big day.
- Forward your mail and inform your key contacts of your new address. (Canada post, Doctor, Bank, Subscriptions etc).
- Prepare your closing costs – Legal fees, Land Transfer tax, appraisal, mortgage application fees, insurance, registration and more.
- As your agent, I will make sure you have a clear picture of what these costs look like before closing, to ensure the day comes with no surprises!
